Under the Gas Safety (Installation and Use) Regulations 1998, it is the duty of landlords to ensure all gas appliances are safe and working efficiently. Gas Safety Checks

You must arrange for a qualified heating engineer to check all gas appliances and flues at least once every year. If there is a change of tenancy, you must carry out another check before the new tenant moves in, no matter how long it has been since the last one.

Once gas safety checks are complete, we provide landlord gas certificates, known as Landlord Gas Safety Records (LGSRs) and previously called CP12 certificates.
